2019 Criteria for Investment Networks USA has been investing in NNN leased Real Estate since 1985. We are the buying property for our own account using internal funding. We are currently seeking to buy properties in strong demographic markets. We are all cash buyers with funds waiting to invest. We will also buy properties with assumable financing in place. The minimum cap rate we will consider is 7.0 cap. Please do not submit any projects below this cap rate. Current target deal size is  between $2 Million and $12 Million per property. We will buy properties with debt in place and assume non-recourse loans. We  focus solely on NNN (triple net) properties or NN (double net)  properties. We seek at least 10 years but prefer 15 year projects. Our main focus is fast food and single tenant retail in primary markets. We will buy property with or without debt. We will acquire 15 year NNN lease dollar stores for future delivery in locations with 50,000+ residents in a 5 miles radius. We buy commercial real estate projects leased to companies in the medical industry such as Walgreens, CVS, Rite Aid, Major free standing fast-food, Dollar stores, bank branches and other retail. buildings.
